Short answer

Under Florida law, if your roof is 15 years or older you can submit an inspection showing at least 5 years of useful life left. Since July 2024, roofing contractors count among the inspectors who can do it (HB 1611). Start early, because renewal notices don't leave much time.

Why insurers ask about your roof

Roofs are a big driver of storm claims, and older roofs have more problems. That's why many Florida insurers look hard at roofs around 15 years old, and why some homeowners get nonrenewal letters or requests for an inspection. Citizens Property Insurance dropped about 90,000 policies in the Tampa Bay area, according to an Axios Tampa Bay report cited by one Florida insurance agency. Not all of those were roof-related, but roof age is a common factor.

What a roof inspection for insurance covers

  • The roof's material, age and installation or replacement date
  • Condition: cracked, curled or missing shingles, slipped tile, granule loss
  • Flashing, vents and other penetrations
  • Signs of past leaks, plus decking condition where it can be seen from the attic
  • Photos of everything and a written estimate of remaining useful life

The key number is remaining useful life. Under Florida Statute 627.7011, if the report shows at least 5 years left, the insurer can't nonrenew solely because of the roof's age. Insurers can still use other reasons, so ask yours what it will accept. Our guide to Florida's 15-year roof rule explains the details.

Roof inspection, four-point inspection and wind mitigation: what's the difference?

Ask your insurer exactly which report it wants.
InspectionWhat it's for
Roof condition and remaining lifeShows the roof's age, condition and remaining useful life, often when an insurer questions a roof 15 years or older
Four-point inspectionA broader home check of electrical, plumbing, roof and HVAC that a new insurer may require before offering coverage
Wind mitigation inspectionDocuments hurricane-resistant features such as roof shape, deck attachment and opening protection, which can earn premium credits

The state revised its Uniform Mitigation Verification Inspection form in 2026, and the new version asks for more detailed proof of permits, product approvals and photos. If you're pursuing wind mitigation credits, make sure whoever inspects uses the current form.

What to gather before the inspection

  • Permit records or the invoice from the last roof replacement
  • Your policy or renewal notice, with the date you must respond by
  • The insurer's exact request: which report, and from what type of inspector
  • Photos of the roof, if you have recent ones

If the roof doesn't pass

  • Ask the roofer what repairs would bring the roof to a passing standard, and get a written quote
  • Get a second opinion before agreeing to replace the whole roof
  • Ask your insurer in writing what they would accept
  • Ask an independent agent about other carriers
  • Be skeptical of roof coatings sold as a cure. One insurance agency said carriers it talked to don't accept coatings as extending shingle life

Questions to ask the roofer

  • Will your report qualify as the inspection my insurer asked for?
  • What will it say about remaining useful life, and what is it based on?
  • Will it include photos and the installation date?
  • How long until I get the report, given my renewal deadline?
  • What does it cost, and is that credited if repairs are needed?

Roof inspection for insurance questions

Is a four-point inspection the same as a roof inspection?

No. A four-point inspection covers electrical, plumbing, roof and HVAC, while a roof inspection focuses on the roof's condition and remaining life.

My roof is 16 years old. Will I be dropped?

Not automatically. Florida law protects you if an inspection shows at least 5 years of life left, though insurers can still cite other reasons. Ask early.

Should I replace my roof before renewal?

Not necessarily. Get an inspection and a written quote first. Many roofs pass, and a second opinion is cheap compared with a new roof.

Does a new roof lower my premium?

It can help you qualify for coverage and may earn wind mitigation credits. How much depends on the insurer and the home, so ask your agent.
