Call (813) 555-0100 and we'll send a local roofing crew who works on tile roofs, and you can ask them straight out about experience with tile.

Short answer

When a tile roof leaks, the problem is often under the tile, not the tile itself. Concrete and clay tile can last 40 to 50 years or more, but the underlayment beneath commonly needs replacing at about 20 to 25 years. Stay off the roof, because walking on tile cracks it.

Why tile roofs leak

The underlayment wears out first

Underlayment is the waterproof layer between the roof deck and the tile. The tile shields it from sun, but it doesn't make the roof watertight, and wind-driven rain gets under tile all the time. Heat is hard on underlayment. A Palm Beach County roofing company notes that attic temperatures in Florida can climb past 140 degrees on a clear day, which bakes the underlayment from below and makes it brittle. A tile roof's real service life is usually set by that layer, not the tiles.

Cracked, slipped or missing tile

Tile cracks from impact, from foot traffic during other work on the roof or gutters, and from falling limbs. A broken tile can still sit in place and hide the gap underneath. A tile can also slip when the fasteners or foam behind it give way.

Flashing at valleys, walls and penetrations

Even on a sound tile roof, leaks tend to start at the metal flashing in valleys, along walls and around vents and chimneys. Our page on flashing, vent and pipe boot repair covers those spots.

What a tile roof repair usually involves

  • Replacing broken or slipped tiles. The simplest fix, when the underlayment below is still good.
  • Repairing or replacing flashing. Often the real cause of a localized leak.
  • Lift and relay. The roofer removes the tiles in a section, replaces the underlayment, then sets the same tiles back, swapping out any that are cracked. This is the usual fix when the underlayment has failed.
  • A full re-roof. If much of the tile is cracked or the roof is near the end of its life, a full replacement may come up.

Ask the roofer to show you photos of the underlayment before you agree to a lift and relay. If they recommend replacing the whole roof for one leak, ask why and consider a second opinion.

What tile roof leak repair costs

Prices vary a lot with the extent of the damage and how much tile has to be lifted. One Tampa-area law firm's roofing guide lists tile roof repair at roughly $450 to $1,500, and Angi's 2025 data puts typical Tampa roof repairs at $463 to $1,589. A lift and relay over a larger area costs more, so get an itemized quote that separates tile, underlayment and flashing. More on comparing quotes in our cost guide.

Questions to ask a roofer about tile

  • How much tile roof work do you do, and can I see photos of similar repairs?
  • Is the leak at the tile, the flashing or the underlayment?
  • Is this a repair, a lift and relay or a replacement, and why?
  • Will you walk the roof on boards or in a way that protects the tile?
  • Can you replace broken tiles with a close match?
  • Does the work need a permit?

Tile roof leak questions

Why does my tile roof leak when the tiles look fine?

Most likely the underlayment or flashing underneath has failed. Tile sheds most water but isn't a watertight seal, so the layer beneath does the real waterproofing.

What does lift and relay mean?

A roofer lifts the tile in a section, replaces the underlayment, then reinstalls the same tiles, replacing any that are cracked. It costs less than a new tile roof when most tiles are still good.

Can I walk on my tile roof?

It's best not to. Foot traffic cracks tile, and a cracked tile can leak. If someone has to go up, they should know how to walk tile safely.

Does a cracked tile always mean a leak?

No, but it's a weak spot. A crack can let water reach the underlayment, which wears it out faster. Have it checked before the rainy season.

Will my insurer accept an older tile roof?

It depends on the carrier. One Florida insurance expert says carriers typically accept tile for about 25 to 30 years. An inspection showing remaining life can help if your insurer asks.
